Welcome to Post Rd. one of many Brampton Homes for Sale by The Wilding Team:

This wonderful family home has been lovingly cared for all these years with lots of upgrades and it has a NEW PRICE of $900,0000. As you drive along the court you can see the large patterned concrete driveway that has a rod iron fence up the side of the lot to the detached garage. The round front concrete stairs take you to the porch and steel front door and there is also a patio area at the front of the house. Enjoy a cup of coffee out there under the shade of the tree.

Main Floor:

The front door of this home has a decorative window that lets natural light in to the front hall. As you step into this home you see the living/dining room that have original strip hardwood floors. The present owner only uses this as a living room but there is plenty of space for a full dining room. All the vinyl windows in this home have white California Shutters so you can adjust the sunlight easily. This room has curved crown moulding that many older homes have and it adds to the ambiance of this home.

The kitchen is bright and has white cabinets and ceramic tiles for the floor and backsplash. There is NO fridge but there is an electric stove however the owner does not use this stove…they use the one in the basement. (It is NOT plugged in). There is a window over matching white kitchen sink.

There are THREE bedrooms on this level of the home but one is used as a sitting room. The primary bedroom has garden doors that open to a beautiful sunroom that was an addition many years ago. Yes it was done with a building permit with the City of Brampton. It has windows on three sides and two skylights so it is a lovely get-away to relax and maybe read a book. Although fully insulated this room needs a heater in the winter months. There is also a side entrance to this level that also goes to the basement so a large family can have kids come in and take there stuff and friends right to the recreation room. This could also be a separate entrance to an extended living space for relatives who want to live with you.

Lower Level:

This basement level has a side entrance from the driveway plus a second covered entrance in the back yard. This entrance also has access to a separate laundry room complete with sink, ceramic tiles on floor, walls and ceiling. There is also a window in this area for air circulation.

This home is only used as a single family home but once you see it in person you will realize the possibilities for an income residence. NOTE: this home is not registered with the City of Brampton as a second dwelling.

As you enter the basement from the side entrance you see the large recreation room that is done with a ceramic floor, drywall and pot lights. The vinyl windows are all above grade for natural light and have California Shutters on them.

Off the recreation room there is a room that is at the front of the house and the full width too. It is presently used as a second recreation room but it would make a great primary bedroom for a large family or for a visiting relative. The floor in this room is raised and done with strip hardwood floors. There is a long bright vinyl window in this room for natural light. As this room is at the front of the house there is also access to a cantina that is under the front porch. Do you like to do preserves and canning then you will love this feature?

OK… NOW you can call The Wilding Team for a chat about this home or other Brampton Homes For Sale.

Many years ago we use to call this a SUMMER KITCHEN as many women and family members would cook in this kitchen but today they are used for rental properties to have another living space. This kitchen has great storage, a long counter, glass corner cabinet, a bright ceiling light, a fridge, stove, built in dishwasher and a wine fridge too. WOW… it is GREAT! There is plenty of room for a full dining set as you can see in the pictures. In the picture you can see a glass door and that takes you to the second exit with stairs to the back yard AND also to the laundry room. The furnace room is located off this kitchen area too and the furnace was replaced in 2016. This home has central air also.

Exterior:

Lots of things are done for you in this house to make life easier. The patterned concrete driveway continues in to the back yard with a two level patio area. The yard is totally fenced if you have a pet or young children you want to keep safe. The fence is white vinyl with lattice work at the top. This is such a pleasant back yard and there is lots of room for those back yard parties we all love to have with family and friends.

The second entrance to the basement is at the back of the house and is completely finished with drain at the bottom of the stairs, a window for natural light and air circulation plus there is a steel door. The walls and stairs are ceramic tiles and there is a hand rail also.

The original house is brick and the addition and detached garage have vinyl siding for easy maintenance. There is a side door to the garage from the patio area. Less grass to cut with this home too as there is only a corner garden in the back yard.
