SOLD over asking:

This home was an ESTATE SALE and we helped them prepare the home for professional pictures by using some of the furnishings in the home and also we brought in some things to enhance the “composition” of the pictures. This home was in need of renovations although a sound home with brand new roof and some upgrades. WE gave the ESTATE a written report of the Evaluation and Market Statistics and Present Trends and together we picked a price and followed the strategy. IT WORKS. CALL US to talk to us about your plans to sell a home. Do we just sell in Brampton…NO we are all over.

Aintree is one of Brampton Homes For Sale by The Wilding Team:

Welcome to South Bramalea and this detached brick home at 22 Aintree Crescent. This home has very nice curb appeal and is located on a pie shaped lot that would be great for a family. There is carport added to this home because the garage was converted to a main floor family room many years ago. The carport has a built in storage cabinet and there is an area where garbage and recycle containers sit for easy access to the street or from the back door of the house. NOTE there is a great size shed WITH power in the back yard and comes “as is” with a few things inside too. Want a work shop or a ”Man Cave” guys?

Main Floor:

The outside entrance to this home has a tiled porch with dark wood railings that accentuates the red front door. Inside the house there is a good size hallway with a walk-in coat closet for extra coats. The L-shaped living room and dining room combination has original stripped hardwood floors that are in pretty good condition. This room has a replaced large picture window almost to the floor level so lots of natural light comes in to the room. The original kitchen is like stepping back in time so YES you will want to renovate it and when you do you can make it into one large kitchen when you combine the work area and the eating area. These is a built in pantry and separate little broom closet that can be removed to make more space as well. The back door from the kitchen goes out to the raised deck so it is perfect for BBQ times with friends and family.

The main floor family room WAS the garage and although the ceiling in this room was damaged please note the roof on the house was replaced in 2020 so it does not leak. There is a glass sliding door walk out from this room to the deck also. SO the next question you probably have is: Can the back door be divided off from the kitchen to make a separate entrance to the basement? Yes you can do that but that would mean you would lose access to the family room. You need to see it and form your own opinion.

Three good size bedrooms for an older home and the main washroom was renovated with new fixtures an a two person shower with ceramics in place of a tub.

MAIN level is 1220 square feet according to Mpac.

Basement Level:

The basement presently has a very spacious recreation room with a built in wall unit and shelves. The fireplace in the brick wall is ornamental only. There is a walk in storage closet, a pantry under the stairs, a three piece washroom (could use some attention) and then there are two other rooms. One room was used as a bedroom and the other an office.

The furnace and laundry room also has a large open storage area with metal shelves that will stay with the house. There is a washer and dryer and 2nd refrigerator that will be included also. The electrical panel box was upgraded to breakers. The gas furnace and central air are serviced yearly plus there is a security system that is owned and included in the sale of the house. All you have to do is have it connected to your phone and all the equipment is there and ready to go.

BONUS: the owner paid for this winters snow removal and that will be done for the new buyer and not cost for this season. Yes…. you can move in and not have to shovel.

Amenties:

This home is located near Bramalea Road and Balmoral where there is the Bramalea Secondary School and down the street at Steeles Avenue is the GO Train station for those who commute to Toronto. There are several elementary level schools in the area and a small shopping plaza for your convenience. Several churches and lots of walking and bike trails too.

Bramalea was a unique housing development in its time and many homes are still owned by original owners. That tells you they have been happy there, raised their families, became empty nesters and stayed to retirement. There are a lot of things that attract those who grew up in the area to come back to raise their families. South Bramalea has several recreation centres that offer skating, exercise, swimming, lots of group activites and sports programs.

Chinguacousy Park is the largest park in the area and offers curling, petting zoo, outdoor amphitheater, pond with wildlife, skating, snow boarding, skiing, summer beach volleyball, playgrounds and even a skate board area. The park has a walking trail on the outside for those avid walkers.

Shopping in Brampton can be found a several large facilties: Bramalea City Centre, Brampton Shoppers World, Trinity Common box store mall and then we have hundreds of smaller privately owned businesses. Due to the diversity of the nationalities in Brampton we have EVERY type of food out there. Mexican, Italian, East Indian, Sushi restaurants, Vietnamese cuisine, Chinese food and of course the Chain restaurants like Kelsey’s, McDonalds, KFC and more.

TRANSIT: Brampton Transit connects with Mississauga and Vaughan, ZUM bus, GO Train and GO Bus Service. There are THREE GO train Stations in Brampton for your convenience.

We have lots of parks other than the one mentioned above. There is Heart Lake Conservation area, Loafer’s Lake, Professor’s Lake, Parr Lake and there is the Credit River that you can fish in too. Enjoy the seasonal things in Downtown Bramptons Gage Park…plus it also has an outdoor skating rink that meanders through the trees. It is great. We have Soccer facilities, outdoor movie night in downtown Brampton, a fantastic Rose Theatre that brings in high end and well known performers plus supports locals too.

Outside of the City of Brampton:

Minutes to drive to Glen Williams to the artisan shops and Beaumount Antiques, or in summer you can take a lazy innertube ride down the Credit River, or investigate the Badlands, hike the Canada Trail in Caledon, visit Orangeville for the day or head north to Horseshoe Valley resort and Nottawasaga Inn for the weekend. There is so much to do and see minutes from Brampton but you get all the things a big city has to offer.
