Brampton Homes for Sale by The Wilding Team features:

This is a fantastic neighbourhood made up of detached homes with family size lots and space between the houses. There are no semi-detached homes or townhouses in this neighborhood.  Take a look for yourself at the easy access from Highway 410 and Williams Parkway and how nature is still close by at the park.  Known to many people as the M-Section in Brampton this is a popular area for families to raise their children.

Exterior:

A mature area with a good size lot means plenty of parking in the driveway for 6 cars and in the double garage as well.  You will notice as you pull up to this home the landscaped yard and the nice curved walkway and small sitting area in front.  Too bad it is February as the gardens are lovely and you could really enjoy sitting out there in the morning to catch the morning sunlight. Well if you buy it you will just have to wait for spring.  The  yard is fenced and perennial gardens can be seen in all their glory once the nice weather arrives.  There is a Royal brand garden shed that will hold all your summer items including the lawn mower.  You can enjoy the covered back deck that the owner says will never fall down and there is a gas hookup for the BBQ too.  Imagine sitting out there on a Saturday night, you have finished dinner and you can enjoy the evening or a game of cards with your family and friends.

Main Floor:

The entrance of this home is spacious and bright with the light porcelain tiles that go through to the hall, kitchen and dining room.  These owners have utilized the living room as a large dining room and made the old dining room into a sitting/reading room…. it works.  This floor plan has a main floor family room for watching television or put on a fire on a cool night and sit back and relax.  The living room has durable bamboo floors and a window that looks onto the front yard.  The room used as a sitting room gives a very warm inviting feeling and we are sure that you too will enjoy the ambiance.  A lovely renovated kitchen with light maple cabinets contrast nicely with the dark granite counters and the ceramic glass backsplash. They took their time to plan this kitchen to maximize the natural light from the kitchen window as they wanted to see out to the backyard.  There is a side entrance as well and that is handy for kids or dogs.  Many times people who love to cook want extra storage so there is a small cabinet by the side door as well as an extra set of upper cabinets in the eating area.  Due to the dogs there are two small gates on both entrances to the kitchen but these can easily be removed….unless YOU have a dog and want them to stay.  Steps away from the kitchen is the family room with a floor to ceiling brick wood burning fireplace and the bamboo floors.  The large sliding doors from the family room give you a view of the oversized deck and back yard.

Upper Floor:

This is a great floor plan for a family as there are four good size bedrooms and two washrooms.  Not everyone needs four bedrooms so the present owners made one in to an office with built in dark cabinetry and another into “HER quilting room”.   Don’t worry HE has a room too but you have to read about it later. Both these rooms have laminate floors.  They still have a lovely guest room for company and a large master bedroom for themselves to enjoy.  There is a two piece washroom off the master for convenience.  The main bathroom has double sinks and is bright with the white fixtures.

Basement Level:

Entrance to the basement is from the main hallway so there is no separate entrance in this “Burnham Model”.   The basement is finished with a recreation room that is large enough for the television unit, a games table and an exercise area.  You don’t have to go upstairs either as there is a three piece washroom right there.  OK here is the room for the husband….his own wine making room.  Yes that is what I said.  This room has two closets for storage, a sink with counter and even a window in case you need some fresh air.  The laundry room is finished with dry wall and there is also a work bench nicely tucked away for minor repairs.  Access to the furnace and hot water tank is from the laundry room area.

Features:

As well as the renovated kitchen this home had the roof reshingled a few years ago and plywood was replaced where needed.  The eaves, fascia and  soffits were done at that time as well.  Vinyl windows were installed except for the large walk out from the family room to the deck.  There is a Royal  brand garden shed in the fenced back yard and a big feature of this home that you can’t even see but nice to know it is done.   $11,000.00 was spent for new sanitary pipes right out to the street so this will protect against mature trees interfering with the underground sewer line to the house.  The hot water tank is owned and the furnace was serviced.  A few years ago masonry work was done to the top of the chimney as well.  There is a large covered deck, fenced yard with gate and raised gardens.  You don’t have to BE a gardener to enjoy someone else’s work.

City of Brampton offers:

As mentioned above this neighbourhood is close to a park that stretches all the way from Bovaird down to the Bramalea City Centre Mall and has walking and bike trails that are lit at night and during the summer are patrolled by very friendly police on bicycles.  There are lots of trees and even a stream that meanders through the trees.  At one point you can go under the roadway through a walkway that was created so no one had to go across a busy street.  We have many types of stores for shopping from the indoor Bramalea City Centre and Shoppers World mall to the outdoor big box stores at Trinity Common with lots of restaurants not to mention Silver City movie theatre.  We have five Walmart stores, small businesses and unique diverse restaurants that will delight any taste.  There are so many recreation centres that offer all sorts of programs for adults, children and seniors and many of them have swimming pools, soccer and other sports.  There is a seniors complex at Flowertown near McLaughlin Road and Queen Street that offers lots of things from Tai-Chi, art, woodworking, crafts and social programs too. There area many day care facilities and plenty of schools that include French Immersion,  Art Schools, Sheridan College, private and separate or public.  Did you know we even have dirt bike trails, skate boarding locations, lakes that have swimming, fishing and even a beach area too.  Ask The Wilding Team about something YOU are interested in and see if we can suggest where you can locate it in the City of Brampton.
